Standing out in the crowd on Craigslist can be done, you just have to be different, consistent and maybe a bit stubborn.

Craigslist offers two opportunities for real estate agents. One it is a place to post your listings and two it is a place to find listings.

When you post your listings to Craigslist there are a few suggestions that you can use.

Use great headlines. Craigslist is a sea of headlines, so yours needs to stand out. Some special characters are allowed in the headline text. This can help to attract attention to your headline. Put some thought into it and choose your headline carefully.

Timing also matters. Try to post your listing at peak traffic times to get the best responses.

Pictures. Pictures. Pictures. Folks on Craigslist like pictures. Take good pictures and post as many as you can. Seasoned investors may overlook the lack of images, retail buyers will overlook your listing if it has no images.

Post your listings often. Those listings that are "on top" are the most viewed. So as new ads come in, yours gets pushed down. The way to address this is to repost your listings every few days.

"Calls To Action" are also very recommended, as they get responses. "Click here to see more foreclosures like this one!". "Search the MLS like a real estate agent, click here!". These types of things work well. It's best practice to end your description with some sort of call to action to the reader.

Make sure you include the correct property address. Craigslist offers a mapping feature, so you'll want to be sure the property address is correct.

Use text only. It's easy. It's cross-platform. It's easy. Keep It Simple.

Make sure your information is correct, number of bathrooms, number of bedrooms, pricing, etc, Be Sure its right.

The other side of Craigslist is those folks on there selling their own homes. You can reach out to them and ask them if they need any help. Maybe offer them some tips for their listing as an introductory act of kindness.
